What you need to do
To successfully complete this assignment you must answer the following questions to demonstrate your knowledge. The assignment will be granted a result of “Satisfactory” if the learning outcomes are achieved or “Unsatisfactory” if not. If a result of “Unsatisfactory” is achieved you will be given the opportunity to resubmit your assignment.
Your Task
You are to inspect some properties and present the required reports to demonstrate your understanding of building styles, common defects and faults found in buildings and their effect on value. In the main report in part 2, you are to make recommendations to your client based on your knowledge and learning in this unit and your inspections of the properties involved.
Part 1 – Identifying building styles
You are to locate two properties in your area, each of which with a distinctly different building style.
For each property you must present a short report that:
• identifies the property by way of address and location
• identifies the style and approximate age of the building
• includes sufficient photos of each building to clearly show the key features and construction/architectural styles
• contains a brief description of these key features, including any features you note that may not be typical of the style. E.g. an addition or renovation that is not sympathetic to the original style
• generally relate such features and style back to how they might impact on the market value (either rental or sale) of the property.
Part 2 – Reporting property defects
This task requires you to prepare a report for a client who is a landlord considering selling an investment property you manage and who wants you to advise them on the sale of the property. The defects can be sourced from one or more of the buildings in part 1 or from other properties including commercial, retail or industrial premises that you have access to.
This more detailed report is to be prepared for your client and is to include:
• a photograph of the front of the property
• the property address
• the purpose of the report
• identification of the property’s building style
• a general statement about the condition of the building including its condition in relation to other similar buildings in the area
• identify three (3) separate defects including sufficient photos so as to clearly demonstrate the defect. For each defect you should:
o identify the defect
o describe the defect and its probable cause
o recommendations to your client regarding;
what effect the defects you report on may have on the likely selling price of the property
any remedial works (both structural and cosmetic) you recommend in order to bring the best returns to the client
sources of additional information and professional advice including recommendations for appropriate trades person or professional who the client might retain to undertake the repairs
what action they should (or shouldn’t) take prior to marketing the property for sale in regard to the presentation of the property to improve the selling price potential and saleability of the property
advice on the services your agency can offer to regard to managing any repairs and remedial action that needs to be taken
Notes:
• In discussing the effect the defects may have on the likely selling price, we do not expect you to value or appraise the property but to talk generally about the effect on value of undertaking, or not undertaking, the recommended actions.
• It can prove difficult finding three significant defects in one property. While you may need to visit more than one property to locate suitable number and degree of defects consider them have all been found in the one property and accordingly write one report.
